Mold Inspections

Water can enter buildings through small envelope openings, leakage, flooding capillary action, or as a result of condensation. And it can create indoor conditions that allow mold and mildew to grow. Mold inspections are an essential step to determine if mold is present. And, if so, what type of remediation is required.

Emergency Restoration Experts' inspection process includes gathering information, performing a building moisture inspection and a preliminary analysis of whether or not there is a moisture problem that resulted in mold growth. An Arizona Indoor Environmental Professional (IEP) may be necessary to determine the extent of the contamination where mold growth is discovered or is suspected.

With Emergency Restoration Experts, you'll get a certified mold inspector who has a working knowledge of building construction, building science, constriction failure and the water damage restoration inspection process. We'll perform and document your building moisture inspection in accordance with the IICRC S500.

Mold Damage Containment

The Emergency Restoration Experts mold damage containment team pays close attention to proper containment methods. It's our job to get your emergency mold and mildew situation under control, so you no longer have to worry. We cover the necessary bases, when it comes to a mold containment set-up. Our remediation workers take these important steps:
  1. Verify that the ventilation system is sealed off or isolated from mold-contaminated work areas to minimize the risk of cross contamination.
  2. Consider whether floors, walls and/or ceilings require a poly barrier erected over them; or if they can be left uncovered for later cleaning. Containment barriers left on surfaces may cause condensation, change pressure differentials, or trap moisture.
  3. Use containment barriers to separate areas with different mold conditions from each other, by using source, local or full-scale containment methods.
  4. Set up an appropriate entry and exit to the decontamination area and to the containment as a transitional space between work areas and unaffected areas of the building.
  5. Install containment flaps to provide a neutral pressure zone, or to control air passing through the chamber. Small containments for smaller contaminated areas may not require a decontamination area.
  6. Establish and maintain negative pressure differentials with one or more Air Filtration Devices (AFDs) set up in a negative-air mode. Depending on the circumstances, we may establish the air flow controls before or after containment is installed.

Mold Damage Demolition

During demolition, mold spores can be dislodged easily, especially from dry materials, and become aerosolized. At Emergency Restoration Experts, we take special care to limit the release of airborne mold spores by using dust suppression methods reducing exposure. Our team follows these important steps for your safety:

  1. Bagged materials are sealed inside a second bag before being moved outside the containment area (double bagging).
  2. Sharp items capable of puncturing poly materials are packed in such a way as to prevent them from penetrating the material before being bagged or wrapped.
  3. Demolition debris is double bagged, moved from the containment area to a reasonably secure location, and left outside in a secured area.
  4. Remaining interior surfaces and containment materials are cleaned using HEPA vacuuming and damp wiping.
  5. Vacuum and wipe tools before removing from containment areas.
  6. Seal the intake (contaminated) side before turning the equipment off in order to prevent back flushing of filtered contaminants.
  7. Wrap entire unit with stretch warp or other non-porous materials before removing it from the contained area.

Clean Up

After demolition has been completed, we thoroughly clean the work removing all dust and debris. We purge the containment by diluting its air with conditioned new air. And, we combine HEPA vacuuming with damp wiping so minimal moisture remains on surfaces. We provide the necessary time for dust and spore settling between cleaning rounds. And, to ensure that visible dust and debris have been removed, we recommend a final inspection of the containment area by the project manager or supervisor prior to post-remediation verification by an Indoor Environmental Professional (IEP). Physically removing mold growth and spores is the guideline principal for mold remediation. Biocide application is discouraged and is not considered effective for mold remediation. However, there may be specific instances where professional judgment dictates that biocides be applied.

Post-Remediation Evaluation

Emergency Restoration Experts will conduct a post-remediation evaluation to confirm that the remediation process was completed to specifications. Then you'll have a post-remediation verification by an Indoor Environmental Professional (IEP). It will include examination of internal quality control procedures, and a sensory inspection of the containment area to ensure that malodors, contaminated materials, visible dust and debris have been removed.
